In addition to remediating Dummer Yard, there are over 200 acres of land to the northeast which could be developed to meet some community needs.

On May 13, 2026, The Dummer Yard Remediation and Repurposing Project Team presented conceptual renderings to the Berlin Economic Development Authority that showcased the viability of developing middle-income single-family-housing, as well as two, 100,000-square-foot industrial manufacturing facilities.

These concepts represent the project team’s commitment to exploring land-use opportunities that benefit the City of Berlin beyond remediating Dummer Yard.

The Dummer Yard Repurposing Project will leave the property in a better condition than it is in today, creating opportunities for future economic development activities on the site. It will do so by:

  • Generating $1 million annually ($10 million projected total) for the city of Berlin in tipping fees and will contribute significantly to the city’s municipal tax base
  • Creating good-paying jobs while fostering economic development in the North Country
  • Implementing a properly monitored and maintained groundwater management system
  • Mitigating stormwater runoff on the property
  • Providing funding for the treatment of existing landfill leachate
  • Providing a surety bond to guarantee funding for post-closure environmental monitoring and maintenance

AT NO COST TO BERLIN, The Dummer Yard Repurposing Project will:

Repair Cap Icon

Repair the cap system; properly manage leachate; re-establish the groundwater monitoring system

Soil Disposal Icon

Create a safe, regulated, double-lined soil disposal facility that will NOT accept municipal solid waste

Not Create Odors Icon

Not create odors like municipal solid waste landfills, and only operate 5-10 years

Generate Tax Dollars Icon

Pay all back taxes (more than $100k), and generate new, ongoing tax dollars

Increase Revenue Icon

Create approximately $10 million in new city revenue from tipping fees

Economic Growth Icon

Create good-paying jobs, economic development, and prepare the site for future use
